        I suppose I can swing some sort of house warmer type party when it is fixed up a bit . It will be some time in the beginning of November, if you want to come
        .. Next task, come up with $10000 deposit for this afternoon, then find a mortage then a house inspector.. then a lawyer

          I think you've done this out of order. Usually home buying goes:

          - come up with a deposit
          - get a pre-approved mortgage
          - find a house
          - get a lawyer
          - make an offer
          - get a house inspector

          You seem to have done step 3 and 5 first?

            well I have the money, but I have to pull it out of misc. investment type places. we have been pre approved online for the mortgage and I am going to the bank now to see what they can do for me.. then try ING then a mortgage broker to make them try and beat each other
            The realestate person was very helpfull ( I guess she wants to get the sale ) so I am sure it will work out somehow

                      That's the idea. Make sure you write down ING's rates before going to the bank. If they can't at least match the rates, then off to the broker with you. I think when I'm ready to buy, I may just go with ING. They've got awesome service, in my experience, and very good rates.

                            You have to be careful of your credit rating. I don't know about the States but the rules and policies in Canada are nuts.

                            Each time you go into a bank for a mortgage quote, they're going to do a credit check. Too many credit checks over a short period of time actually reduces your credit score. The advantage of a mortgage broker is that they only do one credit check but can farm out your quote to dozens of potential lenders.

                            I'd consider having a broker give you a quote first, then go into a bank.

                            Right now I'm doing a web site for a debt consolidation / mortgage refinancing company. I've gleaned a lot of interesting inside secrets. For example, although you can request a copy of your credit report there are always hidden comments that are visible to credit providers that you will never see! And these comments don't follow the 2 year drop off rule of the public items so they may never come off your report. Worst of all, the comments are just arbitrary entries put in by the credit reporting company. I've been told that they sometimes say things to the effect of "This guys credit is good now but he's a bad risk". And if you don't know that the comment is in there, you have no way to petition for it to be removed. It could literally stay in there for the rest of you life.
