    That's why Oklahoma, even without skyrocketing housing prices, has a 5% cap on yearly valuation increases.
    And that will most likely be lowered to 2.5% in the future.

      We have similar laws and taxes in Sweden, and in the latest 10 years it has gone out of hand straight to hell in a hand basket.
      Any house (or dwelling) that some maniac at the state department thinks has a better view than an apartment in a concrete canyon (inner-city) gets skyrocketing value, it IS driving old people from their ancestral homes, etc etc
      If there's artificial intelligence, there's bound to be some artificial stupidity.

      Jeremy Clarkson "806 brake horsepower..and that on that limp wrist faerie liquid the Americans call petrol, if you run it on the more explosive jungle juice we have in Europe you'd be getting 850 brake horsepower..."

        Taxes from properties at your places are beeing calculated based on their potential market value and not some objective constant?! (for example per m^2) Sucks...

          But capitalism is GOD, right? It matters more than people's souls. Nah, people don't matter.. only if they have money, but they STILL don't matter.. it's only THEIR MONEY that matters.

          Western Capitalism has become more like Soviet Communism than people think. It's just the "Corporate Citizens" that are now those who are "more equal"

          People are not important anymore, not in their humanness. Militant atheism and anti-Christianism, replaced by the worship of technology and wealth have dehumanized us, and multiculturalism has fragmented our society to the point where we have no tribal cohesion to fall back on anymore. Won't be long til we are just a bunch of grey-robed goons mindlessly shuffling along like those people in Equilibrium. It makes me ****ing sick. And most of you will defend it and just think I'm nuts, won't you?

            well.... since i fit into the Militant Atheism category you probably won't listen to this, but quite honestly you are way off base with Western Capitalism being like Soviet Communism. not by a long shot...


            not going to defend corporations and the government endorsement of their practices though.

              LOL: Nope, Yep.

              Aside from the fact that taxes (aside from land-tax) are unjust, market value happens to be the best estimator of someone's wealth, so yeah, if it's the intention to tax wealth, then market value is the way to go.

              Look at it this way. Two farmers. One on rich land, 100 acres of it and one on poor land, 100 acres of it. You'd have them pay the same tax? That'd suck big time.

                  It would in part, but taxing the same in wealth tax still causes the poor land owner to pay a higher percentage of its income (from the poor land) than the rich land owner does.

                  Of course, what'd be fairest is if both did not pay income taxes but paid the full income the land generates over the poorest land in use. Both would have the same income, assuming the did the same amoutn of work, equally skilled etc. Land ownership is a scam and frankly, the real estate tax just compensates for it a bit although penalising personal use of land in many countries unfortunately.

                    Not to mention the value increases from pure speculation. Just yesterday there was a news story about a 700 sq. ft. house (shack?) in Las Vegas that happened to fall in the path of urban expansion.

                    Current value: $1.2 MILLION USD

                      But that's not some Assessor's wild idea.
                      The owner is actually asking that price and won't sell without it being met.

                      I don't know the exact details because it's a different department and they use canned software. (I get my mitts into you for the actual dough )
                      But, I do know that it is a pretty automated process now, based mostly on the actual selling price of similar homes nearby.

                      The basic cause of the very real problem of people getting hit with big prop tax increases is the totally whacko real estate market.
                      And the inability of some legislatures to get off thier butts and pass reasonable caps on valuation increases.

                      BTW, the reason why schools are traditionaly financed by RE taxes is that under normal market and economic conditions it provides a more stable tax base for the school systems. Usually sales tax revenues are more volitile.

                      PS I wonder if "ever upwards" counts as "volitile" in economic circles?

                        Currently 25% of our taxes go to the city govt. and 75% to schools. Most of us have put up with it because the schools have been getting major upgrades and it's been paying off in the kids test results.

                        The people voted recently to allow a casino/hotel/race track to be built on an otherwise useless tract of land north of the I-94 freeway and Metro Airport. There is also a move to build a convention center nearby that would take most of Cobo Hall's larger events (Detroit Auto Show etc.). The State is on board and all we're waiting for is Federal approval because an Indian tribe is involved and it would necessitate a treaty change with them.

                        The citys share of the revenues are targeted to replace our school millages first then do park/rec improvements.

                          Speaking of parks in your neck of the woods, my step Dad was the director of the Detroit park system for about a million years. Really, really nice guy.

                            We currently pay a total of almost $2500/yr, but when the new facilities go in it should be quite a bit lower.

                              Do you guys have income tax too?

                              Texans (and you know who you are Chuck) have no income tax, but prop taxes that look similar to yours.

                              Ours are pretty balanced.
